Warbler Hotel to open in New Orleans next year

The Warbler Hotel is poised to debut in late 2026 as a 58-key boutique property on St. Charles Avenue in New Orleans.

The six-story, 42,000-square-foot hotel is a conversion of the former Trolly Stop Café and will be managed by Portsmouth, N.H.-based Lark Hospitality. The property is being developed by Verdad Real Estate, led by principal Joe Mann, marking the firm’s first hospitality project. Verdad plans additional mixed-use developments in the city.

“As a team of native New Orleanians, we see an opportunity to reimagine this stretch of St. Charles Avenue with a space that reflects the warmth and convivial spirit of the city,” Mann said in a statement. “We’ve assembled a group of partners, each with a deep personal connection to New Orleans, to bring The Warbler to life.”

New Orleans-based architecture firm EskewDumezRipple will lead design, with interiors by Los Angeles-based studio Jamie Bush & Co. The Warbler’s food and beverage program is being created in partnership with CureCo., the New Orleans hospitality group led by managing partner Neal Bodenheimer. The hotel will have Mildred’s, a martini bar and restaurant; and Upstairs, a poolside lounge overlooking the oak canopy of St. Charles Avenue.

“With The Warbler, we were inspired by New Orleans’ European heritage and wanted to highlight that through the hotel’s food and beverage experience,” said Bodenheimer. “From the refined offerings at Mildred’s to the more relaxed atmosphere at Upstairs, guests will experience the full range of New Orleans hospitality.”
