In preparation for its 100th anniversary milestone, Newport’s historic Hotel Viking has begun a full renovation to restore key architectural elements while introducing updated design, new culinary concepts and expanded community-focused programming.
KHP Capital Partners is leading the renovation in partnership with Pivot, the lifestyle operating vertical of Atlanta-based Davidson Hospitality Group. The updated design maintains many of the hotel’s original features while incorporating residential-style finishes across guestrooms and public areas of the Rhode Island hotel, which is scheduled to reopen in May 2026. The interior design was led by Los Angeles-based Beleco Design.
“As we approach the 100-year mark, our goal is not only to restore its beauty but to rekindle its soul,” Ben Rowe, CEO of San Francisco, Calif.-based KHP Capital Partners, said in a statement. “The project is about honoring history while creating a space that feels vibrant, current and deeply connected to the community.”
According to Christian Schnyder, principal of Beleco Design, the team aimed to balance refinement with accessibility. “We wanted the spaces to feel special but never pretentious,” he said.
The property’s food-and-beverage program is being reimagined as well. Chef Robert Andreozzi is developing new dining venues centered on regional sourcing and contemporary interpretations of local cuisine.
Community integration remains a central focus of the project. The hotel plans to collaborate with Rhode Island artists, craftspeople, purveyors and cultural organizations to bring local perspectives into both the design and programming.
